Andalucía house prices jump 15% but remain below national average
Rising costs continue across the region as buyers face steeper entry prices
House prices across Andalucía continue to climb sharply, rising by 15% year-on-year in the first quarter of 2026, according to the latest figures. While that growth is significant, the region still remains below the national average, highlighting both its relative affordability and the speed at which the gap is narrowing.The average price in Andalucía now stands at €1,668 per square metre, compared with €2,012/m² across Spain. Even so, the impact on buyers is becoming increasingly noticeable. A typical 90m² home now costs around €150,120, up from €130,500 just a year ago, a rise of €19,620 in just 12 months.
This latest increase reinforces a longer-term trend of rising prices driven by strong demand and limited supply across Spain. The upward pressure is being felt nationwide, although Andalucía remains more affordable than many other regions.
Within Andalucía, the picture varies widely depending on location. Málaga continues to lead the market and is now among the most expensive areas in Spain:
- Málaga: €3,143/m² (+16.0%)
- Cádiz: €1,910/m² (+15.6%)
- Granada: €1,500/m² (+15.3%)
- Seville: €1,460/m² (+16.7%)
- Almería: €1,370/m² (+16.5%)
- Huelva: €1,360/m² (+11.8%)
- Córdoba: €1,146/m² (+8.3%)
- Jaén: €841/m² (+2.6%)
Málaga’s continued surge reflects ongoing pressure in key coastal and urban areas. Property prices in Málaga have been rising rapidly for some time, with buyers increasingly struggling to keep pace with demand.
The rental market is also on the rise, although at a slower rate. Average rents have increased by 6% over the past year to €11.03/m² per month. Málaga again tops the list at €17.11/m², followed by Cádiz and Seville, while Jaén remains the most affordable.
Despite these increases, Andalucía is also playing a growing role in Spain’s housing supply. The region accounted for 24% of building permits and 26.4% of completed housing certificates in 2025, leading the country in both areas.
Across Spain, price rises are widespread, with regions such as Murcia (+19.0%) and Madrid (+16.4%) recording even higher increases. The most expensive areas remain the Balearic Islands (€3,439/m²), Madrid (€3,298/m²) and the Basque Country (€2,751/m²), while cities like San Sebastián, Madrid and Barcelona continue to dominate the top end of the market.
In response to mounting pressure on affordability, the government has recently introduced a €7 billion housing plan aimed at supporting buyers, renters and property renovations. However, with prices continuing to rise, many would-be buyers are still finding it increasingly difficult to get onto the property ladder.
As one buyer put it, “Prices just seem to keep going up. Even if Andalucía is cheaper than other places, it doesn’t feel that way anymore.”
