Murcia sees 57% rise in home sales, with growing interest from foreign buyers
The latest data show the second-best May on record as international demand drives surge in residential property purchases

The sale and purchase of homes in the Region of Murcia rose by 57.2% in May 2025 compared to the same month last year, far outpacing the national average increase of 39.66%, according to figures released by Spain’s National Statistics Institute (INE). The total of 2,422 transactions marks the ninth consecutive month of growth and represents the second highest May figure on record for the region.
Compared with April, the number of property transactions in Murcia increased by 17.1%, further reinforcing the region’s momentum in the housing market. Of these 2,422 transactions, 533 were for newly built homes, while 1,889 related to resale properties.
A key driver of this surge is the increasing interest from international buyers, particularly from Belgium, the Netherlands and Germany. These nationals are now more frequently purchasing homes in Murcia for permanent residence rather than just holiday use. In many cases, properties once marketed as short-term tourist rentals are being acquired for year-round living.
Notably, German buyers are beginning to surpass their British counterparts in the Spanish mortgage market. In the first quarter of 2025, nearly 17% of all home loan applications in Spain came from German nationals. Despite rising house prices and climbing mortgage costs, demand from foreign investors, especially those seeking homes in Spain’s sunnier southern and coastal regions, remains strong, with Germans increasingly taking the lead.
