Big step forward for El Alba resort as 1,050-home development nears next construction phase

The long-awaited El Alba Mediterranean Resort between Roldán and Torre Pacheco is really starting to take shape after years of stop-start delays linked to the housing crisis and the Covid pandemic.
Work on the ambitious development is now moving forward again, with around 40% of the planned 1,050 homes already completed and the remaining 60% scheduled to begin construction in 2026.
The scheme, developed by local company OEL Construcciones, has become one of the most closely watched residential projects in the Region of Murcia thanks to its scale, location and mix of national and international interest.

Set just a short drive from Roldán and Torre Pacheco, and around 12 kilometres from the Mar Menor, the resort is being designed as a low-density development with a focus on green spaces, open surroundings and modern services rather than high-rise urbanisation.
According to the developers, up to 40% of the land is being reserved for landscaped areas using native plants and water-efficient systems, with the aim of reducing environmental impact while keeping maintenance and water use low.
At present, three phases of the development are already complete, with five more under construction and a further five awaiting municipal approval. Around two dozen families are already living on site, marking the early stages of what is expected to become a much larger residential community.
A new shopping centre is also planned in the near future, adding everyday services and amenities for future residents and surrounding towns. The development sits close to the small hamlet of Los Cachimanes, with planners saying the project helps integrate rather than overwhelm the existing rural landscape.
One of the latest additions is the opening of La Palapa Club, a leisure space featuring a beach-style pool, paddle tennis courts, a bowling area and dining options, designed to give the resort a more established community feel even while construction continues.
Local officials and industry representatives have highlighted the project’s potential to generate long-term employment, with estimates suggesting between 200 and 250 jobs linked to construction and ongoing maintenance as the development expands.
With momentum now clearly building again, El Alba is beginning to shift from long-delayed blueprint to something far more tangible on the ground.
