ARCHIVED - Where to find affordable properties in pricey Marina Alta, Alicante province
Houses in 13 towns in the Marina Alta area of the province are pricier than the Valencia region's average

As the Costa Blanca begins to emerge from the pandemic, Russia's invasion of Ukraine has caused a major headache for developers who have been forced to down tools due to supply delays. But in spite of this, the Marina Alta area of Alicante province is experiencing a rise in property prices and real estate investment, with the cost of more exclusive houses becoming even more expensive.
Currently, Pego, Ondara and Beniarbeig are the only towns where the price per square metre is below 1,000 euros, a far cry from the provincial average of 1,713.
In fact, the Marina Alta is home to the four most expensive towns in Alicante in terms of house prices, and 13 where prices are above the regional average of 1,488 euros/m2. Buying a house in Moraira, for example, costs twice as much as the neighbouring Teulada, setting homebuyers back 3,173 euros/m2.
The second most expensive town in Marina Alta and the province, is Benitatxell where each m2 costs an average of 2,693 euros, followed by: Javea (2,653 euros/m2); and Benissa (2,569). In Calpe and Denia, the price remains above 2,000 euros, at 2,274 and 2,075 respectively.
So where will your money go further?
It's unrealistic to say there are 'cheap' properties on the market in Marina Alta per se, as the coastal region is extremely popular with expats and Spaniards looking for a new or second home. But there are properties which are more affordable, and they can be found between the coast and the inland mountains of Marina Alta.
For example in Pego, which is 40km from Moraira, purchasers are looking at paying on average 781 euros/m2. Also, just below the 1,000 euro mark is Ondera (929 euros/m2), whilst just hovering above is Benidoleig (1,022).
The price difference is stark when compared with the rest of Alicante province where there are 19 municipalities that are more affordable than the cheapest towns in Marina Alta.
The best bargains can be found in Algueña, the cheapest town in the whole province (460 euros/m2) - almost half as much as in Pego - followed by: Alcoy, Elda and Villena. Purchasing housing in Alicante city will set buyers back 1,474 euros/m2.
