ARCHIVED - Town in Alicante province among top 10 cheapest in Spain to rent a home
The rental price per square metre is just 5.20 euros
In recent years, rental prices have soared in Spain, particularly in large cities and coastal areas which tend to the most sought after locations.
This makes the already tricky task of finding that perfect home even more challenging. While Alicante province leads the way in property sales in Spain, renters looking to settle in the province's capital can now expect to pay an average of 9.40 euros per square metre.
An alternative option for finding affordable housing that meets requirements is to extend the search to smaller municipalities that still have all the services, amenities and connections to provincial capitals.
Real estate portal idealista has compiled a list of the 25 cheapest towns and cities to rent a property in Spain, and the Alicante municipality of Elda has made its top 10.
The average price per m2 in Elda, capital of the Medio Vinalopó region with 52,297 inhabitants, is a much more economical 5.20 euros.
Despite its low price compared to Alicante city, the rise in rental prices has also affected this municipality, where prices compared to March 2022 are 8.6% higher.
The cheapest town in Spain to rent a property is Baeza in the province of Jaén, a town with 15,773 inhabitants where landlords ask for an average of 4.30 euros per m2 per month, according to data from February 2023.
The top 5 podium of the five cheapest towns includes another town in Jaén, Linares, with a monthly rent of 4.70 euros/m2; Puertollano, in Ciudad Real (4.90 euros/m2); Narón, in A Coruña (5 euros/m2) and Lucena, in Córdoba (5.10 euros/m2).
They are followed by Valdepeñas, in Ciudad Real (5.10 euros) and a four-way tie between Almansa (Albacete) Ponferrada (León), Elda (Alicante) and Úbeda (Jaén), with 5.20 euros.
The top 25 continues with the A Coruña municipality of Betanzos and Plasencia, in Cáceres, and Vila-Real, in Castellón (5.30 euros) and the Zaragoza town of Calatayud, with the same average monthly rent per m2.
Next, with a monthly rent of 5.50 euros/m2 are Motril, in Granada, and the Valencian municipalities of Xátiva and Alzira, followed by the 5.60 euros/m2 in Ferrol (A Coruña), Atarfe (Granada), Talavera de la Reina (Toledo), Langreo (Asturias) and Alcantarilla and Lorca, both in the Region of Murcia. Alcázar de San Juan, in Ciudad Real, (5.70 euros/m2) and Utrera, in Seville, (5.80 euros/m2).
