Average housing prices in Q2 2022 in Murcia rose by 4.2%, but it’s still the third cheapest region to buy a home in Spain

The average price to purchase a home in the Region of Murcia rose by 4.2% at the end of the second quarter of 2022 compared to the data from the previous quarter, reaching 1,122 euros per square metre on average, as reported this Monday by the Association of Registrars.
This makes Murcia the autonomous community in Spain with the third highest increase in the quarterly variation, preceded only by Madrid (5.5%) and the Canary Islands (4.6%).
At the same time, the price per square metre is the third lowest in the country, only higher than in Extremadura (796 euros) and Castilla-La Mancha (830 euros).
The average price of new build properties rose to 1,149 euros/m2 (+0.9% quarter-on-quarter), and the price of existing, used housing to 1,117 euros (+5%).
In terms of the number of property sales, Murcia registered a total of 5,568 proeprty transactions in April, May and June 2022, 5.3% less than in the previous three months. Of this total, 869 were new builds (-16.2%) and 4,699 were second hand (-3%).
Flats and apartments accounted for 78.04% of the property purchases in Murcia in the second quarter of 2022, with a positive quarterly variation of 0.77%, while single-family homes accounted for the remaining 21.96% (-0.77%).
Foreign demand in Spain at its highest level in a last decade
In Spain as a whole in this period, the number of property purchases by foreigners and expats looking for houses in Spain registered its highest level in the last ten years. Specifically, between April and June of this year, foreign demand in Spain increased by 14.7%, which makes five consecutive quarters of growth.
Sales increased by 9.8% among the British, followed by Germans (9.1%), French (6.6%), Moroccans (4.9%), Belgians (4.9%) and Romanians (4.9%).
The autonomous communities preferred by foreigners for the purchase and sale of residences are the Balearic Islands (34.7%), the Canary Islands (34.2%) and the Valencian Community (27.7%).
